Final countdown of new homes at Staffordshire development

As a popular housing development in Tamworth nears a sell-out, the homebuilder behind the scheme is highlighting the advantages of new homes over older properties.

While provisional average house price in Tamworth in January 2025 was £226,000, according to the Office for National Statistics, it’s likely to cost more than £70,000 to bring an older three-bedroom semi-detached property to the same standard.

Elan regional sales director Tracey Ball said: “We’ve welcomed a good mix of people to Dosthill Gate including first time buyers, families and downsizers. Feedback from our homeowners is they understand that there’s a premium attached to buying a new build home, but they appreciate not having to find time or money to address the repairs and renovations an older property is likely to need to bring it to the same standard.

“HBF figures from 2023 suggest it would cost more than £73,000 to upgrade a three-bedroom semi-detached house in line with a new home. Given the cost of materials and labour have increased since then, the real bill is likely to be much higher. Plus, the headline figures don’t take into account the inconvenience of either having to live around the works or move elsewhere during major renovations.

“Factor in that heating, lighting and hot water bills in a new home are likely to be 50 per cent lower than in an older property and it’s no surprise our homes in Tamworth are popular. We’d encourage anyone looking to move in this part of Staffordshire to contact us without delay to avoid disappointment.”

The final homes at Dosthill Gate include three-bedroom semi-detached Brocton or Thurston Max house types, priced from £309,995. A four-bedroom detached Healey is available from £434,995.

Elan is offering a 5% deposit boost on selected new homes. On a home priced at £309,995, this is worth more than £15,000.

Alternatively, those with a house to sell, could effectively trade it in with part exchange.

Elan’s new homes in Tamworth are ideally placed with almost everything buyers could need within a few miles including schools and a supermarket, while shops and restaurants are around two miles away at Ventura Retail Park.

Wilnecote train station is only a five-minute walk away, offering direct links to Birmingham New Street in around 25 minutes including walking to the station

Dosthill Park Local Nature Reserve offers 12 hectares of space to explore including a children’s play area, walkways and sculpture trail.
