A vacant house with a commercial unit and adjoining land with potential has been sold.

Crossways in Dunsfold Road, Alfold was among 145 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

It was listed with a freehold guide price of £380,000 to £400,000 with part vacant possessionat the firm’s auction which ended on Thursday 20 March but was sold prior to the auction taking place.

The detached property is arranged as a two-storey house (formerly two cottages) and an adjoining commercial unit (formerly a bakery, now trading as a lawn mower repair centre).

Senior Auction Appraiser and Auctioneer Richard Payne said: “I wasn’t surprised to see this property acquired quickly.

“Although the house is in need of updating there is regular income from the commercial unit and yard which are let on an informal license at £3,600 per annum.

“Our buyer could see the potential within the site – extending to approximately 0.107 hectares (0.26 acres) – especially with a historic residential consent to bear in mind.”

Crossways is situated in its prominent corner location at the junction of Horsham Road and Dunsfold Road between Loxwood and Cranleigh.

There are local shopping facilities and amenities in the immediate vicinity with more comprehensive facilities available at Cranleigh.

There are excellent road links to Gatwick, London and all surrounding areas via the nearby A24 and A23.
